Looks good Carl, Perhaps a group of 'specialist' anglers could purchase it, fill it with double figure carp only and fish it all day and all night. If theres enough of them it would surely it would make a bundle PS: Hopefully i would get free lifetime membership for the recommendation

Not 100% sure about that Pecker to be honest mate. I think the price more reflects the fact it's actually never been stocked and needs a lot of development. With no fish in it it's a long way from being a fishery As for the Humber flooding I don't know enough about it and how often it breaks it's banks to be truthful. I guess i should really living in Hull. All that said though it's a huge river is the Humber and it would need a hell of a lot of extra water to get it over the top of the floodbank I expect.... Also with it being tidal I think what you're more likely to have to worry about is an influx of water (no idea how salty the water would be that far up the Humber?) if it gets above the floodbank and the site being well enough drained to cope with that. Think loss of stock is less likely to be an issue? Hull and District used to have a fishery right next to the Humber, in fact I believe some of the parking was on the Humber floodbank. That place (Welton Waters) was at Brough so a fair few miles lower down however. AFAIK the only problems experienced there were ocasional influxes of salt water and it was certainly a good fishery if you knew what you were doing. Perhaps someone from Hull & District (Kevin perhaps?) could comment on the likely problems of having a fishery next to the Humber? From the overhead picture I'm not entirely sure where the fishery is situated to be honest. Is that the M62 bridge in the pic? (in which case doesn't it become the Ouse there?) njc.
